- Purchase Agreement: Once you have an accepted offer on a property, the first step is to ensure the purchase agreement is reviewed carefully. We can review the terms of this agreement and provide you with legal advice.
- Title and Tax Searches: A title and tax searches are conducted to ensure the property has a clean title, meaning there are no unpaid taxes, utilities, mortgages, or liens on the property. If there are any issues, we will bring them to your attention and help resolve them.
- Mortgage Documentation: If you are obtaining a mortgage, we will work with your lender to prepare and register the necessary mortgage documents as well as complying with any lender conditions they may have. This includes ensuring the terms of the mortgage are properly reflected in the legal documentation.
- Document Preparation: We will prepare the transfer of title document, which legally transfers ownership of the property from the seller to you, the buyer. Additionally, we will prepare the statement of adjustments, which outlines the financial details of the transaction, including the purchase price, deposits, taxes, and any other fees.
- Signing: Once all the documents are prepared, we will meet with you to review and sign everything. We’ll explain each document to you so that you fully understand your obligations and rights.
- Registration and Completion: After the documents are signed, we will submit the required paperwork to the BC Land Title Office, officially transferring ownership of the property to you. Once this is done, the funds will be transferred to the seller, and you will receive the keys to your new property.

- Preparation of Documents: We will review the paperwork sent by the legal representative of the Buyer and ensure that the terms of the contract are reflected in these documents. We’ll contact your lender (if applicable) and generate an Order to Pay which outlines the payout of loans and final disbursements.
- Mortgage Payouts and Liens: If you have an existing mortgage on the property, we will handle the process of paying out the balance to your lender. We will also ensure that any liens or claims against the property are cleared.
- Signing Documents: Similar to the buying process, you will meet with me to review and sign the necessary documents. We will ensure you fully understand all the paperwork and are comfortable with the terms.
- Disbursement of Funds: Once the transfer of title is registered, we will manage the disbursement of funds. This includes paying out your existing mortgage and legal fees, as well as ensuring you receive your net proceeds from the sale.
